FV PRE-INSTALLATION
Electrical pre-installation for photovoltaic solar installation, from the roof to the location prepared for the inverter and, from there, to the general electrical panel of the house and without having to modify the space of the current panel for it. LIABLE components of the house:
FOUNDATIONS AND STRUCTURE
The foundations and structure of the building will be carried out according to the execution project adapted to the specifications of the Structural Technical Code (in force since November 2021). This section will be fully supervised, in addition to the Project Management, by an accredited and approved Technical Control Body.
The foundations consist of braced isolated footings made of HA-25/F/20/XC2 concrete and B500S steel.
The structure comprises one-way floor slabs, with pre-stressed concrete half joists and prefabricated concrete vaults with flat beams and reinforced concrete columns, made with HA-30/F/20/XC3 concrete and B500S steel.
The base of the house on the ground floor consists of a reinforced concrete slab, ventilated and supported on a continuous formwork made up of prefabricated elements of recycled polypropylene, assembled together, creating a lower chamber that allows effective ventilation through openings to the outside. In this way, it is possible to interrupt the humidity of the ground and significantly improve the insulation of the building.
FAÇADE ENCLOSURES
The façade envelopes together with the external carpentry make up the building envelope. It is essential to design this envelope in such a way as to obtain maximum thermal insulation from the outside. In this way, the interior temperature can be maintained for a longer period of time without the need for new energy input. Thus, the following section has been designed for the external envelopes, which increases airtightness as well as ensuring high thermal inertia:

Façade finished externally with continuous single-layer mortar cladding coated with acrylic paint; with textures and colours to be defined by the Project Management to achieve the desired appearance in each volume, 11 cm ceramic brick enclosure rendered on the inside, additional rock wool insulation and 8 cm thick, finishing with a double plasterboard cladding (1.3 cm thick for each panel) on a self-supporting metal structure.
In the construction of the façade, special attention will be paid to the elimination of all structural thermal bridges in order to achieve a more airtight construction, which does not allow the interior temperature to escape and thus reduces the need for air conditioning, achieving optimum climatic comfort and maximum energy efficiency.
In addition, the indicated section, together with its thermal properties, is also an extraordinary acoustic envelope. In this sense, the ambient noise levels in the adjoining streets have been studied and the level of acoustic insulation has been adapted to the specific location area in order to comply with the requirements of the acoustic regulations in force, both in reference to DB-HR and local regulations. In this way, the overall insulation of the façade has been designed at 32dB, higher than the most common level of only 30dB.
The terraces on the top floor are planned with aluminium railings and laminated safety glass combined with parapets according to the design composition of the project.
EXTERIOR CARPENTRY
Together with the exterior enclosure, the exterior carpentry finishes off the envelope of the house. High-performance windows are designed. Sliding windows are avoided in order to maintain high thermal insulation without unwanted thermal bridges. Thus, all the doors and windows incorporated into this joinery are aluminium tilt and turn windows with thermal bridge break, with the following section:

All the rooms have large windows with aluminium carpentry with a studied structure and guaranteed thermal bridge break. The doors and windows with this carpentry will be aluminium tilt and turn windows.
They shall also incorporate laminated safety glass with special characteristics in all windows with the highest thermal-acoustic requirements, with the following layout:

- 4mm low emissivityglass.
- Planitherm Ssolar control film to limit heat transmission.
- 4mm low emissivityglass.
- 16mm chamber filled with argon gas to ensure minimum transmittance.
- 3mm low emissivityglass.
- Butyral foil for improved acoustic efficiency.

Electric blinds to match the tones of the exterior carpentry in bedrooms, dining room and kitchen which, in addition to providing security, provide the home with additional adjustable protection against sunlight in summer.
Shutter box with excellent thermal performance extruded in PVC-U, with EPS, EPDM and Aglomex filling on the inside, with mat on both sides of the opening. Thermal and acoustic insulation certified by an accredited laboratory.
PARTITIONING AND INTERIOR INSULATION
We will build the interior partition walls with a double laminated plasterboard system with complete thermal-acoustic insulation.

In order to guarantee optimum privacy between the interior of the dwellings, the dividing wall between them will be made up of a central core of ceramic brick, with rock wool insulation on both sides and, in turn, a double laminated plasterboard on each side.
In order to prevent noise and nuisance due to the normal use of the homes, we will also soundproof all the floor slabs (under the pavement) between the different homes with anti-impact sheets .
Thus, thermal and acoustic insulation is guaranteed throughout the entire envelope of each dwelling, façade, party walls, roofs and ground floor.
INTERIOR COVERINGS
To cover the rooms of your home we have sought to create cozy and warm environments, connecting spaces with each other while maintaining functionality and beauty in balance. Timeless ceramic tiles will be installed in neutral and warm tones with natural materials that transmit wellbeing. Thus, the walls of kitchens and bathrooms will be covered with high-end, top-quality tiles in large, contemporary formats. In this way, we have selected wall tiles from Ecoceramic from Pamesa group and the firm Baldocertwo large ceramic companies, well-known references in the sector. In addition Ecoceramic is fully aligned with the MarPlus philosophy and stands out for its commitment to the environment, sustainability and energy efficiency:

Laminated plasterboard false ceilings are planned throughout the house, and are also accessible in the bathrooms.
Interior pavement:
SPC flooring, currently the state-of-the-art in vinyl flooring, will be installed on the floors of living rooms, bedrooms, kitchens, bathrooms, and hallways. Its acronym SPC(Solid Polymer Composite) indicates that it is made of high quality PVC mixed with limestone powder. This makes them more dense, stable and resistant to wear and tear than conventional laminate flooring and even than other modern vinyl flooring. In addition, it is fireproof, slip-resistant and, above all, 100% waterproof and water-resistant, so it is also designed to be installed in kitchens and bathrooms to provide aesthetic continuity throughout the home.

Option+ Interior flooring. For our customers who prefer it, we offer the option+ of porcelain stoneware flooring in 20x120cm format perfectly imitating maple wood finishes, model Ecowood Walkyria Maple again from Ecoceramic, part of the Pamesa group.

EXTERNAL PAVEMENTS
.

The pavements of the private terraces on the first floor will be made with Ecoceramic porcelain tile in pearl gray from the Uptown series. Uptown series with non-slip C2 finish and 60.8 x 60.8cm format, in perfect harmony with the color of the paint and the exterior carpentry.
On the other hand, on the terrace of the attic, the Boston model has been selected. Boston of 31.6 x 31.6cm in gray tone, with C2 anti-slip finish.
INTERIOR CARPENTRY
Armoured front door, with central latch and several locking points with anti-cutting bars, anti-lever hinges and security certification. Acoustic certificate according to UNE-EN ISO 10140-2:2010 and air permeability certificate according to UNE-EN 1026.
Interior doors finished in white, with chrome fittings and handles.
Built-in wardrobe doors with similar characteristics to those of the interior doors, in bedrooms they will also be of the sliding type. The wardrobes will be internally lined on the floor, bottom, ceiling and walls with vinyl-finish board; with built-in shelf and hanger-bar.
In the attic, a cupboard is installed as standard for installations, including concealing them from the naked eye:

- Sockets for installation inside the washing machine or washing machine and tumble dryer cabinet.

Inner railing made of 10mm thick tempered glass, with stainless steel brackets and 30mm diameter special AISI316 quality fittings without the use of any additional uprights. It allows to achieve a light, modern, minimalist and top quality look for the interior staircase of the house. Of course, the selected glass complies with all the necessary safety requirements for residential use.
INTERIOR AND EXTERIOR PAINTS
Vertical and horizontal walls with high quality smooth plastic paint in a colour to be defined by the Project Management. In off-white tones for interiors, and in white and anthracite tones for the final exterior finish.
